Most first-time buyers don’t realize their mortgage won’t close without proof of homeowners insurance already in place. Not pending. Not “I have an agent looking into it.” Bound and paid. That requirement catches people off guard three days before closing, and the scramble that follows almost always costs them money.
Here’s what actually happens at the closing table, and how to make sure you’re not overpaying because you were rushed.
What Lenders Actually Require (And Why It’s a Floor, Not a Ceiling)
As of June 2026, Your lender has one job at closing: protect their collateral. That’s the house, not you. So the minimum insurance requirements they hand you are calibrated to cover the loan balance, not your actual financial exposure.
The standard demand is a policy with dwelling coverage equal to at least the loan amount, sometimes the full replacement cost of the structure, with the lender listed as a mortgagee on the policy. You’ll also typically need proof of a paid first-year premium before the closing date. Most lenders want to see the declarations page, not just a binder number.
What they don’t require: coverage for your personal belongings, liability protection if someone gets hurt on your property, or anything close to the replacement cost of a house that’s appreciated significantly since the loan was written. A lender who financed $280,000 on a home that would cost $420,000 to rebuild today doesn’t have an opinion about that gap. You’re the one who’d be living in the shortfall.
I saw claims go sideways constantly over this exact issue. A policy bought in a closing-week rush to satisfy minimum lender requirements is often underinsured by design. Take the dwelling coverage number seriously. If you’re not sure what your home would cost to fully rebuild per square foot in your market (labor and materials, not market value), ask the insurer for their replacement cost estimate methodology. Start shopping at least three to four weeks before closing. Not one week. Not the weekend before.
Why that lead time? Several reasons. First, some insurers will inspect the property before binding coverage on older homes or homes with certain roof ages, and that inspection takes time. It’s the language that names your lender as a loss payee, meaning if the house burns down, the insurance check goes to them first, toward the loan balance, before it goes to you. Banks are particular about how this reads. A typo or outdated lender name can flag the policy during closing review. Get the exact wording from your lender, then verify what’s on the declarations page matches it character for character.

When you’re buying insurance under deadline pressure, you’re comparing prices. That’s understandable. But the differences between a $1,100 policy and a $1,600 policy are rarely random.
Replacement cost vs. actual cash value. This matters enormously. Actual cash value pays you what your belongings (or sometimes the structure itself) were worth at the time of the loss, after depreciation. A roof that’s 15 years old might get you a fraction of replacement cost under an ACV policy. Replacement cost coverage pays what it actually costs to replace or rebuild at today’s prices. Always confirm which one you’re buying.
Sewer and water backup. Not covered under a standard HO-3 policy. This is almost always an add-on, and it’s one of the most common claims I reviewed. A backed-up drain can do $20,000 or more in damage. The rider typically costs $50-150 a year.
Service line coverage. The water and sewer lines running from the street to your house are your responsibility once they cross your property line, not the utility company’s. Most people don’t know this until the line fails.
Flood and earthquake. Neither is covered by a standard homeowners policy. Full stop. If your property is in a FEMA-designated flood zone, your lender will require a separate flood policy, which goes through the National Flood Insurance Program or a private carrier. If you’re not in a designated zone, you still might want it. The Escrow Question
Most lenders will roll your homeowners insurance premium into your monthly escrow payment going forward, collecting a portion each month so they can pay the next annual premium on your behalf. This is standard, but there’s a wrinkle worth knowing.
At closing, you’ve already paid the first full year out of pocket. The lender will then start collecting escrow for year two immediately. That means in the first year of homeownership, you’re effectively prepaying insurance twice in cash flow terms. Your closing disclosure should show this; it’s not a scam, it’s just the float the lender wants to hold. Still, it surprises a lot of buyers.
Also: if your escrow account pays your renewal premium and you decide to switch insurers after year one, you’ll need to coordinate the cancellation and refund carefully. Your old insurer sends the refund to you; your lender’s escrow account is short. It’s manageable but it requires attention. Check with your state’s insurance department if you run into a dispute about how refunds were handled.
One practical thing before closing: do a home inventory now, while you’re in move-in mode. Photograph everything, room by room.
